We walk the property with you, measure grades, photograph sight lines, and listen. You leave with a written scope, a budget band, and a rough timeline. If we're not the right builder for the project — say it's too small, or outside our service area — we'll tell you on the walk and point you somewhere else.
Our designer produces a photoreal 3D render of the finished build, set on a base photograph of your actual site. You see how the kitchen meets the back door, how the fire pit relates to the pool, how the pergola shadow falls at 6pm in July. Alongside the render: a stamped material spec with every stone, paver, fixture, and finish called out by SKU and origin.
We handle city permits, HOA submittals, soil and structural engineering for retaining walls over 4 feet, gas-line stamps, and electrical layout reviews. You sign once; we run the paperwork. We've built relationships with permit offices in Austin, Bee Cave, Lakeway, Westlake, and Dripping Springs — turnaround times are predictable.
Our own crews — we never sub out the stonework or the carpentry that defines a project. You get a single project manager who's on-site daily, a Slack-style group chat for fast questions, and a Friday walk every week so we close decisions before the next Monday. Change orders are in writing, signed before any extra work is performed.
We walk the finished project with you, generate a punch list, and don't close it until you've signed off in writing. You receive a project binder: stamped material spec sheets, appliance manuals, warranty cards, and a recommended sealer and maintenance schedule. Workmanship is warrantied for five years. Stone, appliance, and fixture warranties follow their manufacturer's terms (often longer).
